SBEM – Simplified Building Energy Model or DSM – Dynamic Simulation Model are calculation methods that are contained within UK Part L Building Regulations for commercial properties. The SBEM calculation provides an assessment of a commercial property's energy and carbon performance.

Moving from a measured survey to a two-dimensional design, then into Revit to produce a three dimensional model. IES then gives space allocations wall sizes and windows to allow load calculations such as heat loss, radiator sizing, heat gains, shadow analysis, heating and air conditioning, energy, and summer overheating.

In the UK new build and refurbishment projects will introduce and enforce the legislation through the 2006 Building Regulations amendments. For existing buildings that are being traded or let, the certification and inspection requirements are intended to create an awareness of energy usage. Each certificate will be accompanied by a report advising the owner how to improve the energy efficiency of a building and therefore, will be most beneficial to those clients with long-term investment plans.

A more efficient building requiring less heat generating and power dissipation, commands a higher rent than an inefficient building with higher energy costs.

As part of the government's plan to implement the Energy Performance of Buildings Directive, Display Energy Certificates (DEC's) will need to be displayed in most public buildings from October 2008. A DEC will be a requirement on each building, and will need to be renewed annually. Those included are public authorities, and institutions providing public services that occupy or control buildings, which are frequently visited by the public including the following;

  • Central or local government offices
  • NHS Trusts
  • Places of education
  • Police buildings
  • Courts and prisons
  • Buildings providing public services such as museums, art galleries and swimming pools where the buildings floor area is greater than 1,000m2.

DEC's will provide information to visitors about the energy efficiency of these buildings. This will raise awareness of energy use in our public buildings and will allow public authorities to show, over time, the benefit of the measures they implement to reduce their carbon footprint. Failure to comply with this legislation will result in financial penalties.
